What Inspections are Required for a Single Family Dwelling?

The following is a list of the standard required inspections for single family projects:

  • Plumbing Underground and Electric
  • Foundation/Slab Inspection (form-board survey on site, termite sticker placed on vent stack, & electric service bonding to footing complete)
  • Lintel Inspection/Down Cells
  • TUG Inspection (if applicable)
  • Frame Inspection (structural, electrical, mechanical & plumbing)
  • Sheathing/Dry In Inspection
  • Insulation Inspection
  • Drywall Nailing Inspection
  • Pre-Power (subject to conditions)
  • Driveway & Sidewalks (Public Works & Engineering Department)
  • Site Drainage (Public Works & Engineering Department)
  • Water & Sewer Final (Toho Water Authority)
  • Final Inspection.  All fees must be paid prior to final inspection and the following paperwork must be on site:
  1.   Final Survey
  2.   Electric Hot Check Letter
  3.   Insulation Certificate
  4.   Termite Certificate
  5.   Elevation Certificate

Note: Additional inspections may be required depending on the type of construction. Failure to call for a required inspection could result in fines.

IMPORTANT NOTE:  The City Commission updated the building plan review, permit, inspection and registration fees.  Starting on February 17, 2016, all new submittals are subject to paying the updated fee(s).  For specifics, please refer to ordinance #2918.

Inspections are performed between 7 a.m. and 4 p.m. Monday - Friday, excluding holidays. To schedule an inspection please contact the Automated Inspection Response System at 407.518.2597 or via our online Citizen Access portal.  This interactive voice response system or online service will also allow users to inquire about or cancel an upcoming inspection. To obtain a next day inspection, requests must be made by 3:30 p.m. the day before.

Re-inspection(s) required due to the rejection of the work by the inspector or cancellation of a request for inspection received after 12:00 noon of the proceeding business day for the scheduled inspection will result in a $67 charge for a re-inspection fee.

Outside of normal inspection hours, an inspection may be requested at a fee of $200 for the first two (2) hours, where applicable.  Afterwards, a fee of $401 for every four hours will apply.
