The City of Kissimmee is in the midst of rapid growth and change.  In order to meet the dynamic demands of the 21st century trends, Kissimmee has embarked on an 18-month process to update the City's Land Development Code in a manner that will help fulfill the community's vision for the future.

S&ME, and Dover, Kohl and Partners, are working with City officials, staff and residents to update the Kissimmee Land Development Code.  The update, which will include the creation of a form-based code for the Downtown, will be based on the Comprehensive Plan directives, community-driven priorities, and existing neighborhood characteristics.  While traditional land development codes include many regulations regarding types of allowed uses, a form-based code seeks to promote quality urban design that supports multiple modes of transportation, including transit, bicycles, pedestrians, and automobiles, and provides flexibility for a variety of uses, including residential, office and retail.

This planning effort commenced in May and is scheduled to be completed in the Fall of 2018.  We encourage all Kissimmee residents and business owners to paritipate in this process.  Greater community input will enhance the project teams' understaning of neighborhood charateristics and community values that will become the cornerstone of the updated Land Development Code.  We look forward to talking with you!
